Rolling Steel Door Bottom Seals – EPDM & Vinyl Weatherstrip

Overview

This bottom weatherstrip is designed specifically for rolling steel doors and installs by bolting directly between the bars on the bottom of the door. Unlike standard T-style or retainer-based bottom seals — which slot into a retainer channel on sectional or overhead doors — rolling steel door bottom seals are sized and constructed to work with the bar-bottom assembly unique to coiling steel doors. No plastic or aluminum retainers are required, and the seal can be paired with a door threshold seal for an additional layer of floor-level protection.

Two material options are available: EPDM synthetic rubber and vinyl. Both are designed for heavy-duty, commercial applications in rolling steel door environments including mini warehouse, self-storage, and commercial facilities. Each is sold by the foot for custom-length applications or in a 100-foot reel for multi-door facility orders. Both are made in the USA.

Features & Benefits

Both versions of this rolling steel door bottom seal provide a heavy-duty barrier against weather, pests, dust, air infiltration, and debris — protecting the interior of a facility from outside contaminants when the door is closed. The bolt-between-bars installation method creates a secure, stable mount that maintains contact with the floor through daily door cycles without the risk of the seal pulling out of a retainer or separating from the door edge. Because no retainer is required, the seal is easy to source and replace, and there are no additional components to stock or purchase separately.

The EPDM option is engineered for applications where extreme temperatures are a concern. Its -50°F to 350°F performance range makes it the correct choice for cold storage environments, outdoor-facing doors in harsh climates, or facilities with high heat exposure. The vinyl option is a reliable, heavy-duty alternative for standard commercial rolling steel door environments where temperature extremes are less of a factor. Both options are compatible with pneumatic reversing hoses, which is an important consideration for any rolling steel door equipped with a pneumatic safety system.

Applications

Rolling steel door bottom seals are designed for any coiling or rolling steel door where a durable, bar-mounted bottom weatherstrip is required. They are sold by the foot to allow precise length cuts on a single door or in 100-foot reels for facilities managing large-scale installation or replacement projects. Common applications include:

  • Mini warehouse and self-storage facilities — rolling steel unit doors are the most common application; bar-mounted bottom seals protect stored goods from drafts, moisture, pests, and debris
  • Commercial loading dock doors — coiling steel service doors adjacent to loading docks benefit from a weather-tight floor seal to protect temperature-controlled interiors during periods when the door is closed
  • Industrial and light manufacturing facilities — equipment rooms, parts storage, and production areas with coiling steel door access
  • Cold storage environments — the EPDM option is specifically suited for refrigerated and frozen storage applications where standard vinyl would not maintain its performance at sub-zero temperatures
  • Replacement installations — any rolling steel door with a worn, torn, or missing bottom seal where the existing seal attaches between bottom bars

Selection Assistance

Choosing between EPDM and vinyl comes down to your facility's temperature environment and the conditions your door faces. If the door is exposed to extreme cold or heat — such as an outdoor-facing door in a cold climate, a loading bay adjacent to a heated space, or a cold storage door — the EPDM option is the appropriate choice. Its -50°F to 350°F range provides consistent performance where standard vinyl would harden, crack, or degrade over time.

For standard commercial rolling steel doors in climate-controlled or mild-temperature environments — including most mini warehouse and self-storage applications — the vinyl option delivers reliable performance at a typically lower material cost. For either option, confirm the length needed before ordering. Sold by the foot, a single door replacement is straightforward to size. For multi-door projects, the 100-foot reel format reduces per-foot cost and minimizes lead time on restocking. If you are uncertain which material is the right fit for your application, contact the Barron Equipment team for a recommendation before ordering.
