Four Fold Doors
A four fold door is a commercial folding door that opens sideways — swinging inward or outward up to 180 degrees — to provide the full, unobstructed width of the opening. Built with insulated sandwich panels and a spring-free design, these four-panel folding doors eliminate spring replacement costs common to sectional overhead doors and coiling steel doors. They are an energy-efficient, low-maintenance solution for fire stations, parking garages, agricultural buildings, and industrial facilities.

Why Choose a Commercial Folding Door Over a Traditional Overhead Door
Sectional overhead doors and coiling steel doors rely on torsion springs that wear out and need regular replacement. Findoor folding doors use a spring-free design, which removes that recurring cost entirely. The track runs above the opening only, with no bottom track — just a small drive-over floor guide at the threshold that holds up under heavy equipment and resists strong winds. Standard lifting hinges raise the door 25/32″ off the floor each time it opens, protecting the bottom weather seals and extending their service life. The result is a commercial door built for heavy daily use that holds up for decades with minimal preventative maintenance.
Insulated Panel Construction and Energy Efficiency
Each door panel uses a 2 1/2″ thick sandwich structure with a thermally insulating core that does not absorb water. The cladding is heat-galvanized sheet steel with a minimum thickness of .02″ (0.5 mm), finished with a heat-cured powder coating. All aluminum components — including frames, pass doors, and windows — are thermally broken to reduce heat transfer and minimize condensation.
The panel structure achieves a U-value of 0.09 Btu/h·ft²·°F. Installed door U-values vary by configuration:
| Configuration (13′ x 13′ Door) | U-Value (Btu/h·ft²·°F) |
|---|---|
| Solid 4-panel door | 0.13 |
| 4-panel door with windows | 0.17 |
| 4-panel door with windows and pass door | 0.18 |
EPDM rubber seals throughout the door — including 8-groove male-female seals between door leaves, 1″ seals surrounding the frame, and a 1 37/64″ high double drag seal at the bottom — create a tight closure that prevents air and moisture infiltration. The seal structure is designed to prevent freezing, keeping the door operational through extreme winter conditions.
Sizing and Panel Count
Findoor folding doors are available up to 50 feet wide and 27 feet tall. Openings taller than 27 feet are handled as special projects. The number of panels is determined by the width of the opening:
| Opening Width | Number of Panels |
|---|---|
| 0 – 7′ 11″ | 2 |
| 10′ – 11′ 11″ | 3 |
| 11′ 11″ – 16′ | 4 |
| 16′ – 19′ 11″ | 5 |
| 19′ 11″ – 23′ 10″ | 6 |
| 23′ 10″ – 27′ 2″ | 7 |
| 27′ 2″ – 50′ | 8 |
Every Findoor door is manufactured to fit the specific dimensions and requirements of the project. Custom panel configurations outside this standard guide are available on request.
Electric Operator and Manual Operation
Findoor folding doors are manufactured with either manual or electric operation. Manually operated doors are lightweight enough for one-handed use, even in larger sizes, thanks to the bearing-mounted lifting hinges that reduce friction during opening and closing.
For facilities with higher traffic demands, the FD-Operator adds electric operation with the following specifications:
| FD-Operator Specification | Detail |
|---|---|
| Supply voltage | 120V |
| Opening speed | ~15 seconds |
| Max openings per day | 100 |
| Max panel size | 6 ft |
| Controls | Remote control and fixed opening button |
| Safety devices | Photocells and load guard |
Manual doors can also be automated after installation, so there is no need to commit to an operator at the time of the initial order.
Window and Pass Door Options
Standard window sizes — 12″ x 24″, 16″ x 34″, and 22″ x 36″ — use highly insulating 3K selective thermal glass that remains clear for decades. Windows positioned below 2′ 4″ in height are made with toughened glass for added safety. Custom window sizes are available with 2K glass, and fully glazed configurations are popular for auto dealerships and fire stations where interior visibility is important.
An optional integrated pass door (man door) can be built into any folding door panel. The pass door uses thermally broken aluminum and comes standard with a door closer, lock body, key cylinder, and handle set. On electrically operated doors, the pass door includes a magnet contact for safety interlock.
Applications for Commercial Folding Doors
Findoor folding doors are an established solution for commercial and industrial buildings that need reliable, energy-efficient access through wide openings. Common applications include:
- Fire stations
- Parking garages
- Auto dealerships
- Grain facilities, farms, and barns
- Service stations
- Industrial buildings, warehouses, and fabrication plants
- Car washes
- Airport buildings
The spring-free design and minimal moving parts make these doors especially well suited for environments where equipment downtime is costly and maintenance windows are limited.
Color Options
Standard colors include White-White and Charcoal. The inside and outside of the door can be finished in different colors. Additional color options are available on inquiry — contact the Barron team to confirm availability for your project.
Frequently Asked Questions
What makes a four fold door different from a sectional overhead door?
A four fold door opens sideways by folding its panels against the wall, rather than rolling up into an overhead track. This eliminates the need for ceiling-mounted hardware and torsion springs. The spring-free design means no spring replacement costs over the life of the door, and the track runs above the opening only — with no bottom track interfering with the threshold.
How energy efficient is a commercial folding door?
Findoor folding doors achieve a panel U-value of 0.09 Btu/h·ft²·°F. A solid 4-panel 13′ x 13′ door has a tested U-value of 0.13 Btu/h·ft²·°F. EPDM rubber seals on all edges — including 8-groove male-female seals between panels — create a tight fit that reduces air infiltration. All aluminum components are thermally broken, including pass doors and windows.
Can a manual folding door be converted to electric operation later?
Yes. Findoor folding doors are designed so that manual doors can be automated after installation. The FD-Operator can be added without replacing the door, giving building owners the flexibility to upgrade when operational needs change.
How wide can a commercial folding door be?
Findoor folding doors are available up to 50 feet wide and 27 feet tall. The number of panels adjusts based on the opening width — from 2 panels for openings under 7′ 11″ to 8 panels for openings up to 50 feet. Openings taller than 27 feet are handled as special projects.
Are folding doors a good fit for fire stations?
Yes. Four fold doors are widely used in fire stations because they open quickly, provide the full width of the bay opening, and can be configured with windows or full glazing for interior visibility. The spring-free, low-maintenance design reduces downtime, and the energy-efficient panel construction helps manage heating costs in apparatus bays.
